Sellers/Owners
Usually you are at the receiving end of an inspection, anxious to sell your home, hoping the inspection won't reveal anything that becomes a nuisance, a cost item, or (horrors) a "deal killer". I am not out to kill the deal. That is the last thing any of us wants. I will simply report, as an objective third party professional, what I see. For your own peace of mind you can read my Standards of Practice to see what will and what will not be inspected.
While in your home I will be careful to leave it exactly how I found it. I won't move anything significant although you are advised to make accessible key items like the furnace and electrical panels, for example. I won't track in muddy feet or leave insulation behind after inspecting your attic.
If you have made the thoughtful decision to have a Pre-Listing Inspection then please peruse this web site as the answers to your questions probably can be found right here. Before selling, and the time crunch that comes with a contract, being forewarned is being forearmed if indeed you have some issues with your home.
As an owner that is neither selling nor buying you may find it very helpful and not very expensive to have a "Home Owner's Manual" Consultation. A wonderful way to learn about your home's maintenance and operation if you haven't been blessed like Uncle Bob was with the natural knowledge in such things.
Just remember, no home is perfect and something will always be found so don't fret over the inspection but learn from it.
