Pricing Guidelines
I feel your pain when you add up all the fees just to buy a home. More and more hands keep reaching into the pot on the HUD-1Settlement statement! A home inspection is one of the few costs that is actually discretionary, but also the one expense that has the highest value for your money. Compared to title insurance, private mortgage insurance, lawyer fees, "release" fees, stamp taxes, "overnighting" documents, "tax service" fees, processing and underwriting fees, appraisals, "binders", etc. (unbelievable isn't it?), a Home Inspection is CHEAP by comparison to what you are paying for these other "services" at closing.
As every home is different it is difficult to publish hard and fast numbers--as doing so may unfairly overprice the fee charged for some homes while discounting my services in other situations. In general my pricing has a linear relationship with respect to size and age plus fixed adjustments for other items such as crawlspaces, extra HVAC systems, additional buildings, etc. I promise it's going to be a fair price and I will work with you in special situations. My fee is based on my estimate of time spent and NOT an arbitrary percentage of sales price or strictly by square feet, for example. See required information and I can quote you a pre-set fee.

*Why more? With the unprecedented number of foreclosures I have done since the housing downturn, one thing has become clearly evident--every home under foreclosure takes more time to inspect and report on due to the condition they are typically in. Plain and simple a homeowner not making payments is not spending money on upkeep either and so these homes have been neglected and that equates to more time spent on the inspection.

I don't like "open ended" charges by the hour and you probably don't either, so give me a call, describe what you want and I will quote you a very reasonable fee. Talking "off the record" is far easier than putting it all in writing so it will be a great value to you!

$75 if cancelled within two hours of the scheduled inspection time. This includes showing up at a foreclosure property and mutually deciding to cancel the inspection due to not having any/some of the utilities on.
Payment: Check or cash at completion of inspection. Sorry, no credit cards or paypal. Bartering? maybe....For legal entities such as businesses, LLC’s, or organizations I can/will invoice (payable upon receipt) and accept payment through the mail or even PayPal.
Want/need a hard copy mailed to you? To cover the costs of ink, packaging, postage, gas to the post office and my time I have to charge $30 if you need a hard copy from me. Of course, once you download the report you can print it out yourself and save $30!
